Rent update for 2027 set at 2.56%

Re-locant.com · Cosmic Vortex · Notícias ao Minuto · Oct 8, 2026

INE has set the annual rent update coefficient for 2027 at 1.0256, a rise of 2.56% (Aviso 24199/2026/2, Diário da República of 1 October 2026; it was 2.24% for 2026). It covers urban and rural leases. Under article 1077 of the Civil Code, if your contract has no update clause of its own, the landlord may raise the rent once a year by this coefficient: the first time one year after the contract started, then one year after the previous update. The landlord must tell you in writing, at least 30 days in advance, the coefficient used and the new rent. An update not made in time can still be applied in later years, up to three years after it first became possible, but the increases missed in the past are not recovered. Example: €800 a month becomes €820.48.

Why it matters for your move

Check your contract for an update clause. If there is none, a 2027 increase above 2.56%, or one announced with less than 30 days' written notice, does not follow the legal rule.

This is Re-locant.com’s own brief, written to explain what the update means for people moving to or living in Portugal. For the full original report, see the source below.
