Can I rent my place short-term (Airbnb) — how does Alojamento Local work?

Re-locant.com · Cosmic Vortex · Updated 2026-07-08 ✓ sourced ✓ Current for 2026

Short-term letting in Portugal runs under Alojamento Local (AL). You can't legally list on Airbnb/Booking without an AL registration number — and in some city areas, new AL is restricted or suspended. Here's the honest picture before you count on that income.

Core rule: every short-term rental needs an AL registration number (registered via the Balcão Único / your câmara). The number must appear on your listings.

How it works

  • Register the AL — online via the Balcão Único; you get a registration number. Requirements include a habitation licence, minimum safety kit (extinguisher, first aid, etc.) and owner/tenant authorisation.
  • "Contenção" zones. Lisbon, Porto and some others have zones where new AL is limited or frozen to protect housing. Check your exact street/parish before buying with AL income in mind — this is the #1 thing people miss.
  • Condominium rules. In an apartment building, the condomínio can, in some cases, oppose AL. Check the rules.

Taxes & costs

  • AL income is taxed under IRS categoria B (business income) — a coefficient applies; keep it declared and clean.
  • Expect IMI, condomínio, cleaning, platform fees and the safety/setup costs on top.
  • Rules and the special AL tax regime have changed repeatedly in recent years — verify the current position with an accountant.
⚠️ AL rules, zone restrictions and taxes change often and vary by município. Confirm the current rules for your exact address with the câmara and a Portuguese accountant before investing on AL income.

Frequently asked questions

Do I need a licence for Airbnb / short-term rental?
Yes — short-term tourist rental requires an Alojamento Local (AL) registration. Renting without it risks fines.
Can I still register a new AL everywhere?
It depends on the município — some areas have suspensions or "contention zones" limiting new AL. Check the specific parish before buying to rent short-term. Rules change — verify locally.
Is AL income taxed differently?
Yes — AL has its own tax treatment and obligations (registration, tourist tax, invoicing). Talk to an accountant before you start.
