Licença de utilização

The use licence confirming that a property is legally licensed for its purpose — housing, commerce, storage.

Where people slip: a mismatch is not a formality. A space licensed as storage or as an office, sold as a studio flat, cannot legally be lived in — and no bank will finance it. Buildings from before the licensing regime may legitimately have none, which is a different situation with its own paperwork. What matters is knowing which of the two you are in, before the deposit.

Do this: ask for the licence before signing the CPCV and check that the use written on it matches what you intend to do. If the seller cannot produce it, treat that as the answer, not as an administrative delay.
