How much do houses and rent cost in Portugal in 2026?
Short version: prices are high and still rising fast — but they vary enormously by region, and the north is where the value still is. These are indicative market figures (they move quickly), so treat them as a starting point and model your own case.
Renting (median): around €9.29/m², up about 9.7% in 2025 — so ~€650–850/month for a modest 1-bed outside the hotspots, much more in Lisbon.
The pattern: Porto, Braga and Aveiro stay roughly 20–40% cheaper than Lisbon for a similar life; the interior far less.
What this means if you're moving
- Budget for the rise, not last year's listings. Prices jumped double digits in 2025, so old blog figures understate today's market.
- Region is the biggest lever — the same budget buys a very different home in Braga vs Cascais.
- On top of the purchase price, add ~6–8% one-off buying costs (IMT, stamp duty, notary, lawyer). Use the calculators below for your exact number.
