Portugal's housing is now among the EU's priciest — look north
The 2025 numbers are in, and they sting: Portugal's median home price jumped about 16.8% in a single year to roughly €2,076/m² (INE), making it one of the fastest-rising housing markets in the EU. Rents climbed too — median around €9.29/m², up ~9.7%. If you have been planning off two-year-old relocation blogs, your budget is already out of date.
The headline hides the real story
"Portugal is expensive now" is only half true. The surge is concentrated where the hype is: Lisbon, Cascais and the Algarve have caught up to Western-European prices. But Portugal is not one market — it is several.
The north tells a different story
Porto, Braga, Aveiro and the interior stay roughly 20-40% cheaper than Lisbon for a very similar — often better — quality of life: same coast, same safety, same food, a fraction of the crowds. The people quietly getting the best value in 2026 are not fighting over Lisbon; they are an hour north.
What to actually do
- Ignore old listings — model today's market with real numbers: our cost-of-living and buying-cost calculators are current for 2026.
- Compare regions before you commit — the same budget is a small flat in Cascais or a comfortable house in Braga.
- Budget the extras: ~6-8% one-off buying costs on top of the price (IMT, stamp duty, notary, lawyer).
The "cheap Portugal" of the guidebooks is gone in the hotspots. But if you are flexible on where, the value is still very real — you just have to look north.
