Moving to Porto: the honest guide for expats (2026)
Porto is where a lot of people quietly end up when they've done the maths. It's Portugal's second city — a working, walkable place on the Douro with real character, a growing international community, and rents that (for now) undercut Lisbon. If you want Portugal without the capital's price tag, this is the conversation.
Why Porto
- Cheaper than Lisbon — rent and daily costs run noticeably lower for a similar quality of life.
- Compact and walkable — you can live without a car in the centre; a decent metro plus a small airport with good European links.
- Real city, not a resort — jobs, universities, a tech scene, and a culture that isn't built only for tourists.
- The north — greener, a little cooler and wetter than the south, and famously friendly.
Cost of living (indicative)
Rent: a 1-bed in a good central area ~€800–1,200/month; more space or a river view costs more.
Couple's monthly budget (rent excluded): ~€700–1,100.

Neighbourhoods, briefly
- Cedofeita / Bonfim — central, characterful, popular with the international crowd.
- Foz do Douro — by the sea, calmer and pricier.
- Vila Nova de Gaia — across the river (where our agency is based), often better value with the same access.
- Matosinhos — beach, seafood, more relaxed and cheaper.
Schools, healthcare, climate
International schools include CLIP and Oporto British School — see the full schools directory. Healthcare runs through the SNS plus private options (how it works). The climate is mild but wetter and cooler in winter than the south — and most homes have no central heating, so budget for it.
Who it suits
Remote workers and families who want a real, affordable city; anyone priced out of Lisbon; people who value character over sunshine-all-year. If you need beach heat and long dry summers, look south (see the Algarve).

Rent in Porto in 2026
INE's median rent for new lease contracts in the municipality of Porto was €14.48/m² in the 12 months to June 2026 (based on 7,757 new contracts) — about 48% above the national median of €9.76/m². It is the highest figure in the Porto metropolitan area. Multiplied by typical flat sizes, that gives the indicative monthly rents below. Treat them as a starting point rather than a quote: small flats usually cost more per m² than the median, and asking prices on portals tend to sit above signed contracts. Test your own budget with the rent calculator.
| Median rent, new leases | €14.48/m² |
| T1, 60 m² (indicative) | ~€870/month |
