Mortgage lending is growing at its fastest pace in 23 years — and a quarter of it is state-backed

Re-locant.com · Cosmic Vortex · Público · Jul 27, 2026

Portuguese banks recorded the strongest half-year for housing credit since 2003, with double-digit growth and the country outpacing the euro area for nearly two years. A significant share leans on the state guarantee scheme: it accounted for 41% of one major bank's housing production, and about a quarter of all own-home loans since 2025. Portugal also has some of the lowest rates on new housing loans.

Why it matters for your move

Cheap money and a state guarantee are pushing more buyers into the market at once — which is exactly the environment where prices hold firm and viewings get crowded. Worth knowing before you assume a slow market will negotiate with you.

This is Re-locant.com’s own brief, written to explain what the update means for people moving to or living in Portugal. For the full original report, see the source below.
